We interviewed four contractors before choosing JS Construction, and the difference was obvious in the first meeting: they walked the space, measured, and talked through what our 1980s galley layout could actually become instead of handing us a generic price sheet. The final scope included removing a load-bearing wall, custom shaker cabinetry, quartz counters, and completely new lighting and electrical. They finished in seven weeks, one week ahead of the schedule they gave us, and there were no surprise change orders. The crew swept and protected the hallway every single day.

Our 1940s Willow Glen home had a primary bath that had never been touched. JS Construction took it down to the studs, corrected some framing that was out of plumb, and installed a proper waterproofing membrane before any tile went in — they showed us the membrane and explained why it mattered, which no other bidder did. We ended up with a curbless walk-in shower, heated floors, and a floating vanity. Three years later there is not a single cracked grout line.

What sold me was the itemized estimate. Every line was priced separately, so when we swapped countertop material mid-project we knew exactly what it changed. The gut and rebuild took six weeks. The one issue we hit — a plumbing stack that was in the wrong place — was flagged the day they opened the wall, priced honestly, and resolved in two days. I have already referred two neighbors on my street.

They were not the low bid and we are glad we did not take the low bid. The tile work is the kind of thing you only notice when it is done right: the wall tile lines carry through to the niche, the floor pattern is centered on the door, and the shower pan drains perfectly with no standing water. The project manager was on site or reachable every day and we always knew what was happening the following morning.

We wanted an open-concept main floor but were nervous about structural work. JS Construction brought in an engineer, pulled the City of Santa Clara permit, and installed a flush beam so we have a clean ceiling instead of a dropped header. The kitchen was rebuilt around the new sightline with an island that finally gives us seating. Every day ended with the floors vacuumed and the dust wall re-sealed.

We had a firm budget and were upfront about it. Instead of pushing us toward the most expensive option, they showed us where to spend (the shower system and the tile) and where to save (a stock vanity in a good finish, standard fixtures in the same family). We had been putting off an ADU for two years because of the permitting. JS Construction handled the drawings, the City of Cupertino submittal, the utility coordination, and every inspection. The unit is 720 square feet with a full kitchen and its own laundry, and it passed final on the first walk. My mother moved in last spring. The only thing we had to do was pick finishes.

The hardest part of an addition is making it not look like an addition. They matched our roof pitch, sourced siding to match the existing profile, and blended the stucco texture so well that guests do not realize where the original house ends. We stayed in the home the whole time thanks to a sealed dust wall and a separate crew entrance. Four months of construction and I never once felt out of the loop.
