Ranges reflect completed JS Construction projects in San Jose, Santa Clara, Sunnyvale, Cupertino, and Los Gatos. Your exact number depends on the five factors below.

Where the money goes

  • Cabinetry & built-ins28%

Biggest single line item in nearly every kitchen.

  • Labor & installation22%

Bay Area trade rates run above the national average.

  • Countertops & tile14%

Quartz vs. exotic slab can swing this by 2x.

  • Appliances & fixtures12%

Paneled or pro-grade appliances add fast.

  • Plumbing & electrical10%

Moving water or gas lines is the usual surprise.

  • Flooring & paint7%

Continuous flooring beyond the kitchen adds scope.

  • Permits, design & management7%

San Jose permitting typically 2–6 weeks.

The 5 factors that drive your budget

1. Are you moving plumbing, gas, or load-bearing walls?

Keeping the sink and range where they are can save $8,000–$20,000. Removing a load-bearing wall means an engineer's letter, a beam, and city permits — budget $12,000–$30,000 for that change alone.

2. Cabinet grade (stock vs. semi-custom vs. custom)

Stock runs roughly $150–$300 per linear foot installed, semi-custom $350–$650, and true custom $700–$1,200+. On a typical 25-foot San Jose kitchen that is a $50,000 spread.

3. The age of the house

Homes built before 1978 in Willow Glen, Rose Garden, and Naglee Park often need asbestos or lead abatement, panel upgrades, and re-piping once walls are opened. Reserve 10–15% contingency.

4. Permit scope in your city

Cosmetic work is often over-the-counter. Layout, structural, or electrical service changes trigger plan review — 2–6 weeks in San Jose, sometimes longer in Palo Alto and Los Altos. Permit fees usually land between $1,200 and $4,500.

5. Material lead times

Custom cabinets run 8–14 weeks and specialty slabs 3–6 weeks. Selecting late is the #1 cause of a stalled job site, and idle time costs money on every schedule.

A realistic timeline

  1. Consultation & scope

    1 week

Walkthrough, measurements, budget range, and a written scope.

  2. Design & selections

    2–4 weeks

Layouts, 3D views, and all material selections locked before demo.

  3. Permits

    2–6 weeks

Only when layout, structural, or service changes are involved.

  4. Demo & rough-in

    1–2 weeks

Demolition, framing, plumbing, electrical, and inspections.

  5. Install & finish

    3–6 weeks

Cabinets, stone templating, tile, paint, fixtures, and appliances.

  6. Punch list & walkthrough

    1 week

Final details, cleaning, warranty paperwork, and handoff.

6 ways we help you save without cutting quality

  • Keep the plumbing wall where it is — we'll show you layouts that feel new without moving water.
  • Put the money in cabinets and counters (you touch them daily); we source backsplash and hardware at cost.
  • Ask us for in-stock quartz options — we keep a short list of slabs that read high-end at half the slab price.
  • We order everything before demo day, so your crew never sits idle waiting on a delivery.
  • Bundling a hall bath into the same permit and mobilization as your kitchen typically saves 8–12%.
  • Take our fixed-price contract with a written allowance schedule — no vague estimates, no surprise change orders.

Why homeowners build with JS Construction

One licensed team, start to finish

CA-licensed and insured, with our own lead carpenters and tile setters. You get one project manager and one phone number from the first walkthrough to the final punch list — never a rotating cast of subs nobody is accountable for.

A fixed price before demo day

We price the whole scope in writing with a line-item allowance schedule. If we miss something, that's on us. Change orders only happen when you change your mind — and they're priced and signed before any work starts.

Selections locked before we swing a hammer

Cabinets, stone, tile, and fixtures are all chosen and ordered before demo. This is the single biggest reason our jobs finish on schedule while other kitchens sit half-torn-out for months.

We handle the city, not you

We pull permits, coordinate the engineer's letter, and meet every inspector in San Jose, Santa Clara, Sunnyvale, Cupertino, Palo Alto, and Los Gatos. You never take a day off work to stand in a permit line.

You can live in your house

Dust walls, floor protection, a daily clean-down, and a temporary prep station where it makes sense. We work clean because most of our clients are still living there.

A real warranty, and we answer after handoff

Written workmanship warranty plus all manufacturer coverage, organized in one folder. Most of our work comes from past clients and their neighbors, so the call after the job matters as much as the one before it.

What's included in every JS Construction remodel

Use this list to compare any bid you receive. If a line below isn't in writing, it isn't in the price.

  • In-home consultation, measurements, and a written scope of work
  • Design layouts and 3D views so you see the room before it's built
  • Permit filing, engineering coordination, and all inspections
  • Dust containment, floor protection, and daily site cleanup
  • Licensed plumbing, electrical, and tile trades — in-house or long-term partners
  • Weekly schedule updates and a single point of contact
  • Final walkthrough, punch list, and a written workmanship warranty

5 questions to ask before you sign anything

Is this a fixed price, and what are the allowances?

A bid without written allowances is a bid that will grow. Ours lists a dollar figure for every selection category.

Who is actually on site every day?

Ask for the lead's name. On our jobs it's a JS Construction lead carpenter, not a broker who subs the whole project out.

Who pulls the permit?

If a contractor asks you to pull an owner-builder permit, you're taking on their liability. We pull it under our license.

When do materials get ordered?

Anything ordered after demo becomes a delay. We order before demo — ask any bidder to commit to that in writing.

What does the warranty cover, and for how long?

Verbal warranties disappear. Ours is written, itemized, and handed over at the final walkthrough.

Frequently asked questions

How much does a kitchen remodel cost in San Jose in 2026?
Most complete San Jose kitchen remodels land between $60,000 and $110,000. Cosmetic refreshes start around $35,000, and structural or fully custom projects run $120,000 and up.
How much does a bathroom remodel cost in San Jose?
A guest bath typically runs $18,000–$32,000, a primary bath $35,000–$65,000, and a luxury or expanded bath $70,000+.
How long does a remodel take?
Plan on 8–14 weeks of construction for a kitchen and 4–7 weeks for a bathroom, plus design and permitting before work begins.
Do I need a permit?
Yes for any plumbing, electrical, gas, or structural change. Pure finish replacement in the same footprint often does not require one, but we confirm with the city on every project.
How do I get an exact price from JS Construction?
Request a free estimate and we'll walk your space, talk through scope and finish level, and send a written range — usually within a couple of business days. If you move forward, that becomes a fixed-price contract with a line-item allowance schedule.
Do you charge for design?
The consultation and initial budget range are free. Full design — layouts, 3D views, and selection support — is included in our remodeling contracts, so you're not paying a separate designer to hand drawings to a builder who never sees your house.
Can I stay in my home during the remodel?
Almost always. We set dust walls, protect floors and pathways, clean the site daily, and can set up a temporary kitchen prep station. Most of our San Jose clients live in the house the entire time.
